Project Description

The plot’s proximity to the Oasis is respected and enhanced as the property echoes the Oasis’ historical and natural pathway and the natural irrigation channel or the “falaj”, giving way, through a majestic gate, to the inner path and its two intersecting plazas. Moreover this project is designed giving importance to the principle of sustainability to meet the ever rising standards of conservation including environmental, energy, waste disposal and efficiency measures.

Role of RTC

As a Sub Consultant RTC has carried out the following scope of works.

  • Liaising with Al Ain Municipality
  • Automatic and Manual traffic counts for the surrounding road network (Intersections and road segments)
  • Development of the project trip generation as per Dubai manual rates
  • Parking analysis
  • Site access and circulation
  • Development trip distribution, modal split and trip assignment
  • Traffic Impact Analysis of the proposed development
  • Traffic Impact Study Report
  • Addressing and incorporating ADM comments
